🎯 THIS WEEK’S OPERATOR PLAY
Need a place to stage a fleet? This is a simple play: secure a truck yard footprint now, then decide whether to add improvements (fencing, lighting, office/storage) as your operation grows.

📍 0 Waalew Road, Apple Valley, CA 92307

Truck yard ready land on an industrial corner: 3.05 acres at the northwest corner of Waalew Rd & Ramona Rd. Flat, usable topography makes it an ideal footprint for a fleet operator who needs room for parking, staging, and maneuvering.

💡 Best Fit: Truck Yard / Fleet Staging

Owner/users who need a yard for tractors, trailers, box trucks, flatbeds, or work vehicles — with a layout concept that can handle upwards of ~70 trucks (configuration dependent). Add fencing/lighting/striping and you’ve got a scalable operation base.

  • Industrial zoning + flat topography = practical, usable yard potential.
  • Corner parcel for easier access planning and visibility.
  • Low basis for operators looking to control yard space instead of leasing.

Truck capacity is a conceptual estimate and depends on circulation, striping, trailer length, setbacks, and any required improvements. Buyer to verify zoning, utilities, specific plan details, and allowable uses with the Town of Apple Valley. Listing information deemed reliable but not guaranteed; subject to change without notice.

Some of the Smartest Pre-Sale Updates Start Right at the Curb

Before buyers ever step inside, they are already forming an impression — and strategic exterior upgrades can help your home stand out. 🏡

Exterior home improvements with high ROI for sellers
Small exterior improvements can help create stronger curb appeal before buyers ever walk through the front door.

Thinking about making updates before you sell? Some of the smartest improvements start right at the curb, where buyers form their very first impression.

Strategic exterior upgrades can help your home look more polished, attract stronger interest, and potentially increase your return when it is time to list. That does not always mean doing a major remodel — sometimes it is about choosing the right projects that make the home feel cleaner, fresher, and more inviting.

The key is knowing which updates make sense for your specific property, price range, neighborhood, and local buyer expectations. If you are wondering which projects are worth doing before you sell, let’s talk through the options and build a plan that fits your home and your goals.

🏛️ Hometown History

Phelan Edition

Historic portrait of James D. Phelan, former San Francisco mayor and U.S. senator connected to the naming of Phelan California
James D. Phelan, the former San Francisco mayor and U.S. senator whose name became tied to the High Desert community of Phelan.

Here’s a Phelan story that may surprise even longtime locals: the community was once known around the early 1900s as Sheep Creek. According to an often-told postal-history story, when paperwork was filed for a post office in 1916, the requested name was reportedly “Renfroe.” But somewhere along the way, that name was crossed out and replaced with “Phelan,” after James D. Phelan, a former San Francisco mayor who later served as a U.S. senator from California. So the town name locals know today may have come not from a grand ceremony, but from a paperwork switch connected to the post office. Imagine if everyone today was saying they lived in Renfroe instead of Phelan!

Quick takeaway: Phelan’s name has a surprisingly quirky origin story tied to old postal paperwork, a crossed-out town name, and a former California political figure.

Question: Did you know Phelan was reportedly almost called Renfroe?
