🏗️ Commercial Property of the Week
Apple Valley Industrial Flex Investment — 100% Occupied in The Village
✅ 100% Occupied
🏢 11 Industrial Flex Units
💰 Income-Producing Asset
📍 Apple Valley Village
|
||||
🎯 THIS WEEK’S INVESTOR PLAY
Looking for income-producing commercial property? This is a fully occupied small-bay industrial flex asset with multiple tenants, practical unit sizes, and long-term local operator demand.
|
📍 13631 Pawnee Road, Apple Valley, CA 92308 This week’s commercial spotlight is a rare Apple Valley industrial flex investment in the heart of The Village. The property includes approximately 12,438 sq ft across 11 units on just under an acre, and is currently 100% occupied. 💡 Best Fit: Small-Bay Industrial / Flex Investment This type of property can serve a wide range of local business users, including contractor shops, warehouse users, light industrial operators, auto-related businesses, storage users, office/flex tenants, and service-based commercial operators.
📊 Investor Note More detailed financials, rent roll, and expense information are available with an NDA, making this a strong candidate for investors who want to review actual income, expenses, tenant mix, and long-term upside. Small-bay industrial continues to be one of the most practical commercial property types for local operators. Spaces like these serve the everyday businesses that keep a market moving — contractors, trades, repair services, storage users, light industrial tenants, and owner-operated companies that need functional space without the scale of a large warehouse. Buyer to verify all information including square footage, lot size, unit count, occupancy, rent roll, expenses, lease terms, zoning, permitted uses, parking, utilities, condition, and all property features. Financials, income, expenses, and tenant information should be independently reviewed and verified. Listing information deemed reliable but not guaranteed and subject to change without notice. 💡 Did You Know?
Financial Literacy Can Open the Door to Bigger Life GoalsUnderstanding your money can help make goals like buying a home, planning ahead, and creating stability feel more achievable. 💡🏡
Small financial habits today can create more confidence and opportunity over time.
Financial literacy creates opportunities far beyond numbers on a spreadsheet. When you understand how to manage money with confidence, big life goals can start to feel more realistic and within reach. That might mean preparing to buy a home, building stronger savings habits, improving credit, planning for retirement, or simply creating more stability in everyday life. The more you understand your options, the more control you have over your next steps. The small habits and decisions made today often have the biggest impact over time. Knowledge really is one of the most valuable investments you can make in yourself.
🏡 Buyer Resources
📅 Talk About Your Options
If buying a home is one of your future goals, a good first step is understanding the numbers and building a plan that fits your real life. Financial literacy is an important starting point, but every buyer’s situation is different. Credit, savings, income, debt, market conditions, financing options, and long-term goals should all be reviewed before making a major financial decision. |
🏛️ Hometown HistoryNewberry Springs Edition
Here’s a Newberry Springs story that sounds almost too wild to be true: one of the Mojave Desert’s most famous abandoned landmarks started as a family dream. In the early 1960s, local businessman Bob Byers built a man-made desert lake and named it Lake Dolores after his wife. What began as a family getaway and campground opened to the public in 1962, drawing travelers, campers, off-roaders, and families along the Los Angeles-to-Las Vegas route. Over time, the property grew into a full desert waterpark with slides, lake attractions, and the unforgettable slogan “The Fun Spot of the Desert.” Later, it was reborn with a colorful 1950s theme as Rock-A-Hoola Waterpark. Even more surprising? Lake Dolores is often credited as one of America’s first waterparks — meaning Newberry Springs helped pioneer a kind of attraction that later became popular across the country. Quick takeaway: Before giant commercial waterparks became common, Newberry Springs had a spring-fed desert playground that helped put the Mojave on the roadside-attraction map. Question: Did you know Newberry Springs was home to a desert waterpark often described as one of the first of its kind in America?
