💰 Preferred Lender 1-0 Buydown Program — Running Through June

What if you could get tomorrow’s lower rate today? This home currently has access to a preferred lender’s 1-0 Buydown program, which may help lower the buyer’s payment during the first year of ownership.

Based on the lender’s example, the first-year payment could be approximately $3,035 per month — nearly $300 less per month for the first year, or about $3,568 in first-year savings, funded by the lender.

🚨 Fresh Property Update

A new roof was just added, giving this already unique Hesperia view property an exciting upgrade and added peace of mind for the next owner.

Top Highlights
  • Special 1-0 Buydown opportunity through June with a preferred lender, designed to help lower the first-year payment
  • New roof just added — a major improvement that helps create extra buyer confidence
  • Custom 3-bedroom, 2.5-bath tri-level home with approximately 2,384 sq ft on about 0.85 acres
  • Amazing views in every direction — enjoy sweeping scenery of the Mojave Riverbed, surrounding mountains, and High Desert horizon from multiple rooms, decks, and balconies
  • Flexible bonus room off the main living area — ideal for an office, gym, sunroom, or possible 4th-bedroom setup
  • Detached RV-style garage/workshop with approximately 35' x 24' dimensions, high opening, shelving, and room for real projects
  • Cozy lower-level family room with open-beam ceiling, wood-burning stove, and access to the patio and garage
  • Circular driveway, horses allowed, and minutes to Jess Ranch shopping, dining, and everyday conveniences

This week’s featured home has two big reasons to take another look: a new roof has been added, and buyers may be able to take advantage of a special preferred-lender 1-0 Buydown program running through June.

If you’ve been waiting for rates to improve, this program is designed to help bridge the gap now. The lender-funded buydown may lower the first-year payment, giving buyers extra breathing room during the time when moving costs, furniture, repairs, and new homeownership expenses tend to hit hardest.

And the home itself still brings the features buyers have been asking for: space, versatility, views, a workshop, and a scenic High Desert setting. The tri-level layout takes full advantage of the surroundings, with oversized windows, multiple outdoor living areas, and a spacious primary suite with its own balcony.

Add in the detached RV-style garage/workshop, circular driveway, horse property appeal, and newly added roof, and this is a rare blend of functionality, privacy, peace of mind, and unforgettable views in every direction.

Financing Note: Buydown program, payment examples, refinance options, eligibility, loan terms, rates, and savings estimates are subject to lender approval and may change. Buyer should verify all financing details directly with the preferred lender. This is not a commitment to lend.

Property Note: Buyer to verify all information including square footage, lot size, condition, permitted uses, horse allowances, roof details, zoning/uses if applicable, parking, and all property features.

Listing information deemed reliable but not guaranteed and subject to change without notice. Buyer to verify all information including square footage, lot size, condition, roof details, zoning/uses if applicable, parking, financing terms, and all property features.

Homeownership Can Be About More Than Just Having a Place to Live

For many buyers, owning a home is about stability, confidence, and putting down roots. 🏡

3 reasons to buy a home
The right home can support your lifestyle, your goals, and your future.

Homeownership can offer so much more than just a place to live. For many buyers, it is about creating stability, building long-term financial confidence, and putting down roots in a community they love.

Every buyer’s goals look a little different. Some are tired of rising rents. Some want more space, a yard, a garage, or room for family. Others are thinking long-term and want to begin building equity instead of continuing to pay someone else’s mortgage.

That is why finding the right home is about more than square footage alone. It is about matching your budget, lifestyle, timing, and future plans with the right opportunity in today’s market.

🏡 Buyer Resources 📅 Talk About Your Options

If you’ve been thinking about making the move from renting to owning, send me a message and let’s talk about your options.

Every buyer’s situation is different. Financing, affordability, market conditions, down payment options, credit, timing, and long-term goals should all be reviewed before deciding whether buying a home makes sense.

🏛️ Hometown History

Highland Edition

Beattie Ranch in East Highland California in 1889 with citrus groves and mountain views
Beattie Ranch in East Highland, 1889 — a glimpse of the agricultural landscape that early irrigation helped make possible.

Here’s a Highland story that may surprise a lot of locals: before the city became known for citrus, one of the most important “features” in town was not a building, a road, or a railroad — it was a ditch. In 1858, pioneers Lewis Cram and Frederick Van Leuven constructed the Cram-Van Leuven Ditch, carrying water from the Santa Ana River entrance toward their land in East Highland. That early irrigation helped open the door for orchards, farming, and the citrus boom that would later define the area. By the early 1880s, orchards of seedling oranges and other fruit trees were being planted, and with rail access and packing houses later supporting the harvest, Highland became known for producing some of the finest navel oranges in the world. In other words, part of Highland’s proud citrus legacy started with a simple water ditch — and a whole lot of vision.

Quick takeaway: Highland’s citrus reputation did not happen by accident — it was built on water, rail access, packing houses, and the determination of early settlers.

Question: Did you know one early irrigation ditch helped set the stage for Highland’s citrus legacy?
