If you’ve been waiting for a “front row on Bear Valley” opportunity, this is it. This auto / flex shop sits on one of Hesperia’s busiest corridors with an estimated 52,000+ cars per day, bold signage, and easy in-and-out access. Purpose-built for service work and flex uses, it gives you the rare chance to own your shop instead of renting someone else’s—and still have room to grow.

  • 💨 Piped compressed air with multiple quick-disconnect stations for efficient workflow and faster turnarounds.
  • 🔊 Exterior compressor room keeps noise and heat outside, protects equipment, and frees up interior floor space.
  • Three roll-up bays, office, waiting area, and mezzanine—set up for service, sales support, or light flex use.
  • 3-phase power; approx. 3,048± SF on 0.7± ac with a secure, fenced yard for inventory, fleet, or display.
  • Strong interest from tenants—ideal for an owner-user now, with future landlord upside if you decide to lease later.

Not just an auto shop — imagine:

  • Off-road / powersports HQ for RZRs, side-by-sides, dirt bikes, and quads with indoor service and outdoor display.
  • Motorcycle or small-engine shop (Harleys, metrics, lawn & garden, generators) leveraging the bays and power.
  • Boat or PWC sales & service hub with secure yard for trailer parking and seasonal storage.
  • BBQ / outdoor kitchen superstore using the shop as a showroom and the yard for grills, smokers, and patio displays.
  • Performance / speed shop, wraps, tint, or detail studio built around visibility, traffic, and easy access.
  • Contractor / fleet HQ (HVAC, plumbing, landscape, delivery) with office, shop, and fenced vehicle yard.

🏛️ Hometown History

Rancho Cucamonga Edition

Historic black-and-white photo associated with Etiwanda and early Rancho Cucamonga history, tied to the 1882 first electric light in Southern California
Early Etiwanda / Rancho Cucamonga history — the area where SoCal’s first electric light was switched on (1882).

Here’s a Rancho Cucamonga “wow” fact that feels almost impossible for its time: in 1882, the Etiwanda area helped create the first electric light ever turned on in Southern California. But it wasn’t powered by a big utility company — it was powered by water.

An inventor rigged a small electric generator (dynamo) to a paddle wheel running off an irrigation ditch, then ran wires to an arc light so bright that early accounts claimed it could be seen miles away — and was powerful enough to light up the night like a miniature “downtown” before Rancho Cucamonga was even Rancho Cucamonga. 💡🌙

It’s a reminder that this community’s roots aren’t just vineyards and citrus — they’re also bold, DIY innovation that helped shape how modern Southern California would grow.

Historical notes are based on widely shared local accounts from the Etiwanda/Rancho Cucamonga area; details may vary by source.
