Single-Story RV Parking FHA & VA Terms 💰 Fresh Price Adjustment

Charming 3-bedroom, 2-bath home with approximately 1,454 sq ft of living space on a generous 0.42± acre lot. The floor plan offers a cozy living room with fireplace, dedicated dining area, functional kitchen, and a primary suite, all on one level.

Recently price-adjusted to $385,000 to attract more buyers in today’s rate-sensitive market, this home is a great fit for first-time buyers or anyone wanting space without breaking the budget. Outside, the property is fully fenced and cross-fenced with plenty of room for pets, play, or gardening, plus RV parking and an attached 2-car garage.

💡 FHA, First-Time Buyer & Rate Strategy Friendly

  • This home is listed as eligible for FHA financing (as well as Conventional, VA, and Cash – buyer to verify with a licensed lender).
  • As of the end of this week, one of our local lending partners is quoting sample rates around 5.625% on FHA and VA and 6.125% on Conventional 30-year fixed loans for well-qualified buyers (approx. 780+ credit, 25% down, no points or origination, subject to change).
  • They’re also actively using temporary buydowns (1/0, 1/1, 2/1, and even 3/2/1) that can be structured to lower the buyer’s payment instead of only cutting price.
  • Qualified California first-time buyers using FHA may be able to layer in CalHFA down payment assistance (such as the MyHome Assistance Program) to help with part of the down payment and/or closing costs, subject to income, credit, and program guidelines.

Loan programs, rates, buydowns, and down payment assistance are subject to change and buyer qualification. Always confirm current terms with a licensed lender.

🍝 Local Business Spotlight — D' Cerboni's Ciao House (Apple Valley)
Limoncello martini at D' Cerboni's Ciao House in Apple Valley

D' Cerboni's Ciao House — A Cozy Slice of Italy in Apple Valley

If you’ve been craving authentic Italian in the High Desert, D' Cerboni's Ciao House absolutely delivers. This family-owned spot focuses on made-from-scratch classics — fresh pasta, rich sauces, steaks, seafood, and more — all cooked to order with extra-virgin olive oil and tons of care. The dining room has that perfect “date-night meets family-dinner” vibe: warm lighting, friendly staff, and an owner who’s clearly obsessed with getting every plate just right.

We actually went back this week to celebrate our 35th anniversary, and once again they knocked it out of the park. The food was phenomenal, the service was on point, and the limoncello martini (that’s my glass in the photo!) was both incredibly refreshing and delightfully potent. 😄 If you’re looking for a place to celebrate something special — or just want a seriously good plate of pasta — Ciao House deserves a spot at the top of your list.

🐾 Adoptable Pet of the Week

Tito – Desert Survivor Turned Sweet Companion · Recently Rescued & Ready for a Home

Tito before rescue, matted and scared in the desert
Before rescue
Tito after rescue, freshly groomed and safe
After grooming & care

✨ Meet Tito. This little survivor spent a couple of weeks out in the desert after being dumped — scared, badly matted, and living off whatever kind people could leave out for him. Even after all that, he still wagged his tail when rescuers finally brought him to safety. The before-and-after photos above say it all: with a little love, food, and grooming, his whole world has changed.

Yesterday Tito received all of his shots, and he’ll be neutered soon. Now that he’s clean, safe, and cared for, his sweet personality is really starting to shine through. Tito is ready for a real home — one where he’ll never be left behind again. ❤️ He’s waiting for his forever family.

💡 Did You Know? Homeownership Can Come With Tax Perks

Buyer Tip of the Week · Focus: Tax Benefits of Owning vs. Renting

Homeownership and tax benefits illustration

Owning a home isn’t just about having a place to call your own—it can also come with valuable tax perks that renters don’t get. 💰 When tax season rolls around, the way your housing payments are structured may help you keep more of your hard-earned money in your pocket.

Depending on your situation and current tax laws, homeowners may be able to:

  • Deduct mortgage interest paid on a qualifying primary residence loan.
  • Write off certain property taxes paid to state and local governments.
  • Potentially benefit from capital gains exclusions when selling a primary residence (subject to IRS rules).

Everyone’s situation is different, and tax rules can change—so it’s always wise to talk with a qualified tax professional to see which benefits apply to you.

Not sure how it all works? I can connect you with the right experts to guide you and help you explore homes that fit both your lifestyle and your financial goals.

🏘️ Hometown History

Surprising stories and little-known facts from the communities we call home.

Riverside Edition

The Parent Washington Navel Orange Tree in Riverside, California, protected under a screened structure

🤯 Wow fact: Riverside’s citrus boom — and even its bragging rights as one of the wealthiest cities per capita in the U.S. in the 1890s — can be traced back to just one backyard orange tree. In 1873, local resident Eliza Tibbets planted two experimental Washington navel orange trees at her home, carefully watering them with dishwater because she didn’t have canal access.

Those trees thrived so spectacularly that budwood from them was used to plant groves all over Southern California. Nearly every Washington navel orange tree in the state can trace its roots back to a single survivor now known as the Parent Washington Navel Orange Tree, still standing at Magnolia & Arlington. One woman’s backyard experiment helped turn Riverside into the citrus capital of California — and changed the region’s history forever. 🍊
